How long does an EPC last?

An Energy Performance Certificate is valid for 10 years from the date it was lodged on the register.

What happens when it expires

An expired EPC doesn't retroactively invalidate anything that already happened while it was valid, but you can't rely on it going forward. If you're about to sell or re-let a property with an expired EPC, you'll need a new assessment first.

Do you need to renew it early?

Not automatically — a valid, non-expired EPC can be reused for multiple sales or tenancies within its 10-year window. You only need a new one if it's expired, or if you've made significant changes to the property (an extension, a new heating system) and want the certificate to reflect that.
