How to get an EPC certificate

You can't self-certify an EPC — it has to be carried out by an accredited domestic energy assessor (DEA).

Step 1 — Find an accredited assessor

Assessors must be registered with an approved accreditation scheme. Search by postcode to find assessors covering your area, and compare a couple of quotes — prices vary more than people expect for what's a fairly standardised visit.

Step 2 — Book the visit

Most assessments are booked within a few days and take 45–90 minutes on site, depending on property size.

Step 3 — What happens during the assessment

The assessor measures room dimensions, checks insulation (loft, walls, floor where visible), notes the heating system and controls, checks glazing type, and photographs key features. They don't need to move furniture or access every cupboard.

Cost and turnaround

Typical cost is £60–£120 for an average home, more for larger or unusual properties. The certificate is usually lodged on the official register within a few days of the visit, and is instantly searchable from that point.
